Three, in most cases: a gas safety record, an electrical installation condition report, and an energy performance certificate.

The gas safety record is only needed where there is a gas appliance, pipework or flue. The EICR is needed for every rented home in England. The EPC is needed before you market the property and has to be band E or better to let it at all.

On top of those, you may need a selective or HMO licence, and you will need proof you have protected the deposit and carried out Right to Rent checks. Scotland, Wales and Northern Ireland set their own rules.
