The last two rows are the honest ones. If you want bookkeeping, a tax return filed, or somebody at the end of a telephone, one of the subscriptions will serve you better than Tofta will. Tofta watches dates and explains rules. That is the whole job.

The reasoning

Why it is not a subscription

Every other app in this market bills monthly or yearly. We looked hard at doing the same, because it makes considerably more money.

The trouble is what a renewal date does. It is a moment where somebody reads a line on a statement and asks whether they still need this, and a landlord who decides they do not deletes the app. Then the gas certificate expires quietly, which is the exact thing it existed to prevent.

There is also something faintly absurd about charging a yearly fee to be reminded of yearly dates. So it is one payment. If we never shipped another feature, you would still have paid £49.99.

Everything, in both tiers

The £49.99 lifts the limit on how many properties you can add. It does not unlock features. Nothing in this list is held back from the free one.

Gas, electrical, EPC and the rest, with the photograph of each one kept beside the date.

Questions about paying

Is the free tier time limited?

No. It is not a trial and there is no countdown. One property, for as long as you own it.

What if I go from three properties back to one?

Nothing changes. You have paid, and it stays paid.

Could this become a subscription later?

What you buy stays bought. A one off purchase on the App Store is a non consumable, which cannot be converted into a rental afterwards.

Do I need an account to pay?

No. There is nothing to sign up for. The purchase sits on your Apple ID, which is also how Restore works on a new phone.

Can I get a refund?

Apple takes the payment, not us, so Apple handles refunds. Ask at reportaproblem.apple.com and Apple decides. We are not told that you have asked, and we can neither approve nor refuse it. If Apple does refund you, the properties you have already added stay as they are and Tofta carries on watching them. Adding another would mean buying again, and nothing you have entered is ever deleted.

Knowing the rule is the easy half.

The hard half is remembering which of your properties is due what, and when. That is the part Tofta does.
