Watches the dates you forget
Tofta is an iPhone app for landlords who never meant to become one, built by somebody in the same position.
Why it exists
Most landlords in this country own one property, did not plan to, and are not in a trade body.
Nobody sends them a reminder. The gas certificate expires quietly, the electrical report falls due five years after a date they have forgotten, and the fixed rate on the mortgage ends without a phone call from anyone. The first they hear of any of it is usually a larger direct debit or a letter that starts badly.
Tofta is built by Harry, a landlord himself in the south of England, for exactly that person. It watches the dates, tells you before they matter, and stays quiet otherwise.

Every app in this market obsesses over an eighty pound gas certificate and ignores a three and a half thousand pound a year fixed rate ending. Tofta tracks the lender, the rate, the balance, the end date and what doing nothing would cost, because that is arithmetic on figures you typed. It does not invite you to contact anybody about it.
Your data stays on the phone
There is no account and no server holding your portfolio. Nothing about your tenant is ever transmitted, because your tenant has never heard of Tofta and has agreed to nothing. What Tofta sends lists every place the app reaches.
It explains rather than advises
Over a hundred sourced answers, offline, in the app and on this site. Tofta tells you what the rule is and where it comes from. What to do about it is a question for somebody who knows your circumstances. How these answers are checked sets out the standard.
The name
A toft is the old word for a homestead and the ground it sits on, the plot as much as the building.
The mark is a title plan for that reason: the outline of a building with the plot drawn round it, edged the way a plan shows an interest in land. Every property in the app carries its own, tinted to the share of the place that is actually yours rather than the lender’s.
