Every nudge already delivered and every one still to come, in one list, taken from what iOS was actually asked to do rather than what the app hoped.
Lead times you choose
How far ahead you are warned about a certificate and about a mortgage, and the hour of day it happens, are both yours to set rather than ours to decide.
Certificate photographs
Photograph the certificate when it is in your hand. They are stored beside the record rather than inside it, so the app does not slow down as they pile up.
The property file
One PDF per property with the photographs appended, for a letting agent, a buyer or an accountant.
Public registers
The EPC register, sold prices and the house price index from HM Land Registry, the council area, and the flood areas the Environment Agency watches nearby. All from a postcode.
Being worked on
iCloud sync
Your properties on every device you own, and a real answer to losing the phone. This one is honest about its blocker: it needs an Apple entitlement that only comes with a paid developer account, so it is waiting on paperwork rather than on the work.
Links inside the answers
The knowledge bank is over a hundred answers now. Threading them together properly, so one answer leads to the next question you were going to ask, is the obvious next thing.
Notification permission, handled better
If you refuse notifications on the first launch, the bell tells you and offers to open Settings. Nothing else in the app does, and it should.
What is deliberately not coming
Some of this was considered at length and dropped on purpose, which is worth saying out loud.
No contractor bookings and no introductions to anybody. Tofta points you at the official registers, Gas Safe, the competent person schemes and GOV.UK, and takes nothing for it. No sharing features, no consent screens and no portal for your tenant, because a tenant has agreed to nothing. And no accounting, because three good apps already do that and none of them watch your mortgage.
Knowing the rule is the easy half.
The hard half is remembering which of your properties is due what, and when. That is the part Tofta does.
