Everything that supports the numbers on your tax return, plus every safety certificate and every notice you have served.
For tax that means rent received, invoices for expenses, mortgage interest statements, and completion statements for anything bought or sold. Keep them for at least five years after the January filing deadline for that tax year.
For compliance it means gas and electrical certificates, EPCs, deposit protection and prescribed information, Right to Rent checks and the How to Rent guide you handed over.
Making Tax Digital raises the bar, because the records have to be kept digitally in compatible software rather than in a folder.
