What does an EPC rating mean?

It is a score from A to G for how energy efficient a building is, where A is best and G is worst.

The assessor looks at the construction, the insulation, the heating system, the glazing and the lighting, then models the running cost. It is a model, not a measurement, so it says more about the fabric of the building than about how much your tenant actually spends.

The certificate also lists recommended improvements with rough costs and the rating you would reach if you did them. That list is the useful part.
