A county court claim by a tenant for compensation and an order making you carry out repairs you were told about and did not do.
Compensation is usually a percentage of the rent for the period the property was in disrepair, plus something for damaged belongings and inconvenience. Legal costs often exceed the damages.
The claim turns on notice. If you were never told, the clock never started. If you were told and there is a record, the dates do most of the work.
Which is why every report, whatever the channel, wants to end up somewhere dated and searchable.
