The structure and exterior, and the installations for water, gas, electricity, sanitation, heating and hot water.
That comes from Section 11 of the Landlord and Tenant Act 1985 and you cannot contract out of it. Roof, walls, windows, drains, gutters, pipes, wiring, the boiler, the radiators, the sinks and the baths are all yours.
On top of that the property has to be fit for human habitation at the start and throughout, which covers damp, ventilation, lighting, water supply and anything else that makes a home unsafe to live in.
The tenant is responsible for using the place properly, for their own belongings, and for small things like changing a lightbulb.
