What does a letting agent actually do?

It depends entirely which service you buy, and the gap between the cheapest and the dearest is wide.

Tenant find is advertising, viewings, referencing and the paperwork to move somebody in, usually for a one off fee. Full management adds rent collection, repairs, inspections and being the person the tenant calls, usually for a percentage of the rent each month.

What an agent does not do is take your legal duties away. The gas safety record, the deposit protection and the licence are still yours if the agent gets them wrong.

Ask what happens when something goes wrong at eleven at night, and ask who pays for what. Those two answers separate the good ones from the cheap ones.
