18% if the gain sits within the basic rate band and 24% above it, after your annual exempt amount.
The allowance is £3,000. The gain is added to your income to work out which band it falls in, so a large gain can be taxed partly at 18% and partly at 24%.
Buying and selling costs, stamp duty you paid on purchase, and capital improvements all reduce the gain. Repairs do not, because those came off your rental profit at the time.
If you ever lived in the property, private residence relief may cover part of the gain. That is worth an accountant rather than an estimate.
