The standard residential rates plus a 5% surcharge, and the surcharge applies to the whole price rather than just the top slice.
The surcharge rose from 3% to 5% on 31 October 2024. It applies to an additional residential property in England or Northern Ireland costing £40,000 or more. On a £250,000 purchase that is £12,500 of surcharge on top of £2,500 of standard duty, so £15,000 in total.
Non UK residents add a further 2%. Companies buying dwellings over £500,000 can face a flat 17% instead. Scotland and Wales have their own taxes with their own bands and neither works the same way.
