Income is usually tested at around thirty times the monthly rent as annual income, though there is no rule and it is a starting point rather than a threshold to hide behind.
The previous landlord reference is the one people skip and the one that tells you most. Ask whether the rent was paid on time and whether they would let to them again.
Right to Rent is a separate legal check, not part of referencing, and it has to be done on every adult occupier before the tenancy starts.
