Question

Can I let my house on a residential mortgage?

Answered

Not without telling your lender. Letting a property out on a residential mortgage without permission is a breach of the mortgage conditions.

What you usually need is consent to let, which many lenders will give for a temporary period, sometimes with a fee or a rate change. It suits somebody who has moved and cannot sell rather than somebody who has decided to become a landlord.

Your buildings insurance is a separate problem. A residential policy on a property that is let is usually void, so that needs changing at the same time.
