What does landlord insurance cover?

Buildings cover for the structure, plus the things a normal home policy leaves out once a property is let.

That usually means property owners’ liability, which covers you if a tenant or visitor is injured because of the building. Most policies also cover loss of rent if the property becomes uninhabitable after an insured event, and some cover malicious damage by a tenant.

Contents cover only applies to what you own, so carpets, curtains, white goods and any furniture you supplied. The tenant’s own belongings are their problem, and worth telling them so.
