What is the Renters’ Rights Act?

It is the law that ended Section 21 and fixed term tenancies in England. It received Royal Assent on 27 October 2025 and the main provisions came into force on 1 May 2026.

From that date every assured tenancy became periodic, Section 21 no fault evictions ended, the possession grounds were reformed, rent increases were limited to once a year, and rental bidding and large sums of rent in advance were banned. Landlords also cannot refuse a tenant for having children or claiming benefits, and have to consider a request to keep a pet.

Two parts are still coming. Registering on the Private Rented Sector Database becomes mandatory from late 2026, rolled out region by region. The landlord ombudsman is expected in 2028. A Decent Homes Standard and a version of Awaab’s Law for the private rented sector have both been consulted on without a confirmed date.
