A tenancy with no fixed end date that rolls on from one rent period to the next. Since 1 May 2026 it is the only kind of assured tenancy in England.
It used to be what a tenancy became after a fixed term ran out. Now it is what every tenancy is from day one, including the ones that converted automatically on that date.
The tenant ends it with two months’ notice. You end it with a Section 8 ground, four months’ notice for selling or moving in, and evidence to back it up.
