More notice, a reason for every possession, and a register to sign up to. The property does not change, but what you have to prove about it does.
Since 1 May 2026 there is no Section 21, so ending a tenancy means a Section 8 ground and the paperwork behind it. Selling or moving back in needs four months’ notice, cannot be used in the first twelve months, and blocks you from re-letting for twelve months afterwards.
Rent goes up once a year by Section 13 notice with two months’ notice. You cannot take more than one month’s rent in advance once the agreement is signed, and none before it. You cannot accept an offer above your advertised rent, and you have to advertise one.
