Question

What do they check in an EICR?

Answered

The fixed electrical installation: the consumer unit, the wiring, the sockets and switches, the earthing and bonding, and the protective devices.

The electrician is looking for damaged or deteriorating cable, overloaded circuits, missing earthing, a lack of residual current protection, and anything that no longer meets the current wiring regulations.

Anything plugged into a socket is outside the scope. Your kettle, the tenant’s television and any appliance you supply are covered by different rules, if at all.
