How long does an EPC take?

The visit takes about 45 minutes to an hour for a normal house. The certificate is usually lodged within a few days.

The assessor measures rooms, photographs the boiler and the meter, checks loft insulation and window types, and records what they can see. They cannot take your word for something they cannot verify, which is why keeping paperwork for insulation or a new boiler is worth doing.

Book it before you market the property rather than after. You need a valid certificate, or at least to have commissioned one, before it goes on the market.
