Ten days from the point you and the tenant agree how much is coming back.

The clock starts at agreement, not at the end of the tenancy, so the sooner you agree the sooner it is done. If you cannot agree, the scheme’s free dispute resolution service will decide, and their decision is based on evidence rather than assertion.

That is what the inventory and the check in photographs are for. Without them, a deduction is very hard to justify and adjudicators tend to find for the tenant.
