Search the government’s EPC register by postcode. It is free and it takes about ten seconds.
The register holds every certificate lodged in England and Wales, with the rating, the expiry date and the full report. You do not need to own the property to look one up.
If nothing comes up, the property either has never had one or the certificate has passed its ten years and dropped off. Either way you will need a new assessment before you market it.
